Learning

How can we learn from the experiment?

- The EST will monitor energy use for two years and Octavia Housing has committed to monitoring the other two houses for two years also, to provide valuable data for comparison.

- Cost and performance comparison of all three refurbishments.

- Interview individual tenants and other stakeholders to learn from the experiences of living in the home and the project itself.

What are we predicting?

Passivhaus principles have been applied to achieve the following aims:

  • produce 83% less CO2 emissions
  • use 94% less energy
  • save the tenant in excess of £900 a year on fuel bills
  • provide a healthy and comfortable living environment; and
  • cost under £60,000 more than a Decent Home refurbishment for the low energy aspects.

A dramatic difference in how energy is used in the Passivhaus is also expected, as these charts show.

Decent home – 131kWh

Predicted for Passivhaus – 15kWh
